What affects the price.
A floor is not only the floor. Some work is included and some is not — and that is what separates two quotes that look alike. All of it, stated here first.
What lies beneath
The existing floor and the state of the substrate come first. Two apartments of the same size can price very differently.
- Removal and disposal of the old floor. Laying over an existing floor avoids it. Removing means labour, and waste that has to be taken away.
- Levelling and substrate preparation. An uneven floor needs levelling compound before installation. How much depends on the measured deviation.
What surrounds it
A floor ends at a wall and a door. Half the work sits there.
- Skirting. Measured by room perimeter, not floor area.
- Thresholds and profiles. Room-to-room transitions, balcony terminations, finishing against a door frame.
- Door trimming. A new floor raises the level. A door that catches has to be trimmed.
What happens on installation day
- Delivery. Not included in installation. Priced by quantity and floor level.
- Clearing the room. An empty room installs quickly. Heavy or fitted furniture is assessed against what is actually there.
- A second visit. When installation splits across two dates — a room still occupied, for instance.
- Areas under 20 m². A working day is a working day, on 12 m² as on 40. The per-metre installation rate is higher on small areas.
Why there are no figures here
Because every one of these varies with the apartment. A price quoted over the phone, without seeing the floor, is a guess — and a low guess arrives later as an addition.
In the quote you receive, each item appears on its own line: what is included, what is not, and how much. There is no “miscellaneous” line, and nothing surfaces at the end.
